300-Foot School Buffer

State law allows cities to set school buffers as large as 1,000 feet. St. Paul set its school buffer at 300 feet, which keeps more eligible real estate in play than the state maximum would.

Conditional Use Permit (CUP)

A Conditional Use Permit is required for retail spaces larger than 15,000 square feet, unless the space is in an industrial district. Space size and location together decide whether a CUP is in your path, so we evaluate both early.

Surveillance & No Residential
